A former candy factory across from Sorauren Park, converted in 2007 with a soft-loft addition built at the same time. Two very different buildings sharing one address.

(01)The building

What it actually is.

The Robert Watson Company made scotch mints, English mints and Jordan almonds in this building from the early 1900s. Rosebud Homes converted it in 2007, and simultaneously added a new soft-loft wing at the back — so the corporation holds 153 units in two quite different forms, ranging from about 550 square feet to over 1,500.

The original half at 363 Sorauren is the character: century brick, wood and steel columns, concrete floors, arched windows, and ceilings that run from roughly ten feet to sixteen in the best suites. The newer half at 369 has concrete ceilings, more practical floor plans, better sound insulation, and balconies or terraces.

The location does a lot of the work. Sorauren Park is across the street with one of the city's most established farmers' markets, and Roncesvalles is a short walk. It's quieter here than downtown, which is either the reason you buy or the reason you don't.

What I like, and what I'd check.

No building is all upside. These are the things I'd raise with you standing in the lobby.

What I like

  • Arched windows and tall original wood ceilings in the heritage half — some of the best in the west end.
  • Sorauren Park and its farmers' market directly across the road.
  • Two building types in one corporation means a genuine range of prices and layouts.
  • Some ground-level units have direct exterior access, which dog owners notice immediately.

What I'd check

  • Know which half you're touring. 363 is character; 369 is comfort. They price and live differently.
  • You're a fair way from the core — lovely on a Saturday, longer on a Tuesday commute.
  • Fees scale with unit size and the larger two-level suites carry real monthly cost.
  • Sound behaves differently in the original half; visit at more than one time of day.
