What it actually is.
Designed by architect James Walker and built in 1911 for the B.F. Harvey Co. bedding factory, this is where feather duvets were made. The top two storeys were added in 1922, closely enough matched that you have to look for the original cornice to see the seam. Plazacorp converted the building in 2008–2009 into 44 lofts, and it carries a formal heritage designation.
Inside it is the real thing: restored hardwood, exposed red brick walls and window sills, exposed wood beams, factory wood ceilings running around ten to eleven feet, stainless counters, and the four-panelled warehouse windows that define the façade. Layouts run from junior one-bedrooms to one-bed-plus-den, often using thin partitions rather than full walls.
The location sits between Roncesvalles and the Junction, with Dundas West subway and High Park within walking distance.

What I like, and what I'd check.
No building is all upside. These are the things I'd raise with you standing in the lobby.
What I like
- Heritage designation — the character is legally protected, not just marketed.
- Only 44 units, quiet, and genuinely well kept.
- Walkable to Roncesvalles, Dundas West subway, High Park and the Bloor line.
- Original brick, beams and warehouse windows in nearly every suite.
What I'd check
- There is no owned parking. Residents use street permits, car share or bikes — decide now if that works.
- Only 44 owners to fund heritage repairs; the reserve fund study is essential reading.
- Light depends heavily on whether your unit clears the building next door.
- Small building, few amenities — bike storage and not much else.
