(01)The building

What it actually is.

The building went up around 1928 for an adhesives company, with a coach house addition in 1949, and was converted in the mid-2000s into 38 authentic hard lofts across four storeys plus four adjacent coach houses.

The character is unusually intact: Douglas fir post-and-beam, exposed red brick, wood ceilings running from about twelve feet to eighteen in the best units, curved walls, operational wood stoves in some suites, and the original freight elevator. Units run from roughly 625 to over 2,300 square feet, and the coach houses have private rooftop terraces with single and two-level layouts.

The West Toronto Railpath is at the door, which is the neighbourhood's best asset. The Junction Triangle has been catching up to the rest of the west end for a decade and hasn't finished yet — which is why the square footage per dollar still makes sense here.

What I like, and what I'd check.

No building is all upside. These are the things I'd raise with you standing in the lobby.

What I like

  • Genuine post-and-beam character, largely unaltered, in a building of only 38 units.
  • The most space per dollar of any hard loft on this list.
  • West Toronto Railpath at the door; Dundas West subway and GO a short walk over the footbridge.
  • Coach house units with private rooftop terraces — very few of these exist anywhere.

What I'd check

  • The rail corridor is immediately adjacent. Stand outside for ten minutes before you decide.
  • Only 38 units to fund any major repair — read the reserve fund study carefully.
  • You cross the footbridge to reach Dundas, which is a different proposition in February.
  • Quirky layouts make price-per-square-foot comparisons close to meaningless.
