(01)The building

What it actually is.

This is the pedigree building on the strip. The original was built in 1885 as the head office of Massey Manufacturing, later Massey-Harris and later still Massey Ferguson, with a third floor added in 1899 and a south wing before the First World War. The north section is E.J. Lennox — the architect behind Old City Hall and Casa Loma — working in Richardsonian Romanesque, all heavy stone arches and thick masonry.

Canderel Stoneridge converted it in 2003 into 46 lofts. Century-old brick and wood post-and-beam construction run through the building. Ground-floor units on the west side have private sunken terraces facing Massey Harris Park, and the penthouses are a later addition above the original roofline with private rooftop terraces.

Forty-six units is small. That means it feels residential rather than institutional, and it also means fewer owners to share the cost of a masonry repair. Both facts matter.

What I like, and what I'd check.

No building is all upside. These are the things I'd raise with you standing in the lobby.

What I like

  • Architecture with a real provenance — Lennox, 1885, the last survivor of the Massey complex.
  • Only 46 units, so the building feels like a house rather than a hotel.
  • Sunken private terraces on the west-side ground floor, facing the park.
  • Middle of King West, with everything that implies for walkability.

What I'd check

  • A small corporation spreads big-ticket heritage repairs across few owners — the reserve fund study is the document that matters most here.
  • Heritage masonry and windows cost more to maintain than a modern envelope.
  • Turnover is low. If you want in, expect to wait for the right unit rather than choose from several.
  • King Street streetcar noise on the north face.
